Classic Georgian Residence on almost 1/3 acre was originally built in 1938 on land rich in Dallas history and part of the old McCommas homestead. It was exquisitely remodeled down to the framing and masonry by Lexington Luxury Builders from 2004-2007 as the Builder’s personal residence, so no detail was overlooked.
Insulation was added, even under the floor, all wiring was replaced and run in metal conduit, plumbing was replaced as was all heating and air conditioning, including new duct work. Brick was expertly cut to accommodate full window replacement with Weathershield High Efficiency casement windows. Power foundation vents were added and the roof was removed and replaced, to the rafters, Atlas Class 4, Storm Resistant roof shingles.
An approximately 2,000 square foot wing was added in 2004-2005, on a pier & beam foundation to maintain authenticity. Also utilized was an advanced framing system and two independent heating and air conditioning zones, each with integrated humidifiers and advanced filtration systems. On the first floor, the Kitchen was redesigned and expanded and an enormous Family Room was added. On the second floor, a professionally designed Master Suite with spa-like Bath and Dressing Areas, and magnificent closet spaces were realized.
Site improvements in 2005-2006 include a front motor court, suitable for parking up to 8 automobiles when entertaining, iron privacy gates for vehicular and pedestrian traffic and iron fencing across the entire front of the property. A custom blue-plaster heated pool, with fountains, limestone coping, blue granite edging, sunning deck and state-of-the-art salt water system was built. Landscaping and a 16 zone irrigation system were installed, and the foundation for a future cabana with entertainment wiring along with electric, gas and water for an Outdoor Kitchen was also built.
